Many private limited companies, such as resident management companies (RMCs) choose to have their appointed Managing Agent act as Company Secretary.

B-hive provide company secretarial services and can act as the Company Secretary. The team are equipped to deal with all administrative duties, including submitting information to statutory authorities, filing the confirmation statement, as well as managing the register of directors and shareholders. In addition, client details are kept up-to-date and managed in accordance with GDPR.

B-hive’s Contractor Accreditation Scheme (CAS) ensures all clients receive a reliable and highly professional service from the contractors that we appoint to work on a property.

Our contractors are vetted across different areas, including Insurance Cover, Company Information, VAT registration, Trade Memberships and Health & Safety compliance. The scheme requires all contractors to complete a registration and accreditation application, allowing us to ensure all relevant background checks take place before appointed to carry out any work. The team carefully monitor services provided and ensure all legal documents are kept up to date.

B-hive’s Health and Safety division comprises of specialist inspectors whose training and experience is geared towards safety management in the residential block industry. Each year the team perform health, safety and fire risk assessments for thousands of properties and hundreds of asbestos inspections across the UK. Our clients can rest assured that their property is in safe hands, as the services performed are in compliance with the latest fire and building government legislations.

OUT-OF-HOURS

As part of our Essential Services provision, B-hive Property Solutions’ offer an Out-of-Hours service which is a subscription only emergency telephone reporting system, operating from
5.30pm – 9am on weekdays and 24/7 on weekends and bank holidays.

Our Out-of-Hours service provides all subscribers with a contact telephone number for any out-of-working-hours emergencies, so essentially, they can speak to an expert as and when they need.

SECTION 20 / MAJOR WORKS

Section 20 is part of the Landlord and Tenant Act 1985 (as amended) and requires Landlords to consult with Leaseholders when they intend to carry out qualifying works where any one Leaseholder’s contribution to the cost of those works is expected to be £250 or more (inclusive of VAT). The Section 20 Consultation process intends to protect Leaseholders from paying unnecessary large amounts of money for work carried out to their building

Our in-house team of specialists can issue Section 20 Notices on behalf of a client and manage the major works administration.

SURVEYING

Surveying services to B-hive Property Solutions are provided by the HML Panel of independent surveying practices, covering locations throughout England and Wales. All firms are governed by industry recognised professional bodies (RICS CIOB) with appropriate Professional Indemnity and Public Liability Insurance.

The Panel includes our standalone in-house partner Shaw and Co who provide a range of Building Surveying and Valuation services focussed on London, the Home Counties, Midlands and M4 corridor.
